Set within Avadh Utopia in Gujarat, this residence is Anish Patel’s self-designed home, where the CoFounder of AS Architects translates his vision of contemporary family living through refined modern aesthetics, warmth, and understated grandeur.
Nestled in the serene village of Tukwada in Vapi, Gujarat, lies a stunning pocket of tranquillity known as Avadh Utopia. This exclusive enclave of nearly 1,000 bungalows is defined by lush green landscapes, a shimmering water body, jogging trails, and three expansive clubhouses that seamlessly weave leisure into everyday living. Among its architectural highlights is a cluster of 17 bespoke homes, including a remarkable 7,000 sq. ft. residence that stands as a refined expression of contemporary design and functional elegance.
Designing one’s own home is rarely a straightforward journey, and for Anish Patel, Co-Founder, AS Architects alongside Suresh Mistry, the process became an evolving exploration of what “home” truly signifies. Rather than adhering to a fixed blueprint, Patel approached the residence as a deeply personal narrative — one shaped by changing ideas, spatial fluidity, and an instinctive understanding of modern living. The result is a home that balances architectural sophistication with warmth, creating spaces that feel both visually striking and intimately lived-in.
Being a designer and orchestrating a house for his own self and family, this architectural marvel was a vision realised over two years of meticulous planning and flawless execution. The bungalow, originally designed as a 5BHK, was transformed into a spacious 7BHK residence to accommodate a family of six, whose roots lie deep in the construction business. This transformation included three master bedrooms, a room for his grandmother, two guest bedrooms and a state-of-the-art home theatre, aligning with the family’s requirement for grandeur and expansiveness.
“Building a dream home in a community-setting posed unique design challenges, especially with restrictions from the builders. However, my family’s trust in their own son being the designer himself as well as a clear vision of their dream home enabled me and our team to navigate these obstacles effectively. Selecting artefacts, paintings, crockery and rugs 8 to 10 months prior to moving in, ensured that every detail was diligently planned and implemented.” Explained Anish Patel, Co-Founder, AS Architects
The design brief was straightforward yet ambitious: create a huge, barrier-free space that exudes opulence and timeless sophistication. The material palette chosen- Italian stone, P.U. and Veneer, reflects a commitment to quality and style. The interiors speak volumes of contemporary aesthetics, with no traditional elements, favouring modern themes and new colour palettes.
To fulfil his parents’ desire for openness and airy spaces, the design incorporated numerous floor-to-ceiling windows, flooding the house with natural light and giving a front-row seat to the greenery and nature surrounding the bungalow. Double-height spaces further enhance the sense of extensiveness, with one part of the existing double-height area retained and another cleverly converted into two additional bedrooms. The strategic placement of windows and the inclusion of plantations both in the backyard and alongside the living room ensure a seamless connection between the indoors and outdoors, in-sync with nature.
Given the family’s active social life, the bungalow is designed to cater to numerous guests. The expansive living area can comfortably serve a large number of visitors, making it perfect for their social gatherings. The inclusion of two kitchens- an outdoor kitchen and a main kitchen- facilitates large-scale entertaining. The bungalow also features a beautifully designed swimming pool, an oasis of relaxation and recreation. The pool is equipped with sophisticated lighting and a waterfall feature, creating a serene ambiance perfect for both day and night. Additionally, an in-house Tupperware display store uplifts his mother’s profession as one of the major distributors of the brand, blending functionality with personal significance and use.
Each bedroom in the bungalow is a personalised sanctuary, reflecting the individual preferences and psychologies of its occupants. His elder brother’s bedroom features a cosy library, which was a request from his wife who loves reading, while other rooms play with each member’s favourite colour palette. His grandmother’s room and guest bedrooms are designed to offer maximum comfort and luxury to ensure every visitor feels at home. The house’s luxurious amenities extend to a dedicated massage room, a steam room that ensures a spa-like experience within the comfort of home, providing a retreat from the hustle and bustle of daily life.
Diving deeper into the intricacies of the design process, luxury and technology converge seamlessly within this residence, as it is completely automated in a unique and creative way. A single one-stop application controls all electronics, including the lift, lights, cameras, fans, AC, door and wardrobe locks, diesel generator, theatre media, TV and a multiaudio system. This interesting multi-audio setup allows each room to play individual music or a single song throughout the house, all controlled via Siri. The automation extends to the pool area, allowing control of the lights and waterfall via the same application used for the rest of the house.
For the family, the most exciting feature of the house is the home theatre, a space where one can gather to enjoy movies and create lasting memories. It is a highlight for the entire family, as it promises countless hours of entertainment and bonding with one another. This sentiment resonates with the designer himself and his rest of the family, who equally cherish the thought of spending quality time together in this cosy space.
