In the heart of New Delhi, amidst the vibrant activity of Connaught Place, stands an architectural masterpiece that not only enhances the city’s skyline but also reflects a forward-thinking approach to design. This exceptional structure, known as Tolstoy, has become an iconic symbol of innovation and sustainability, seamlessly integrating modern aesthetics with environmentally conscious principles.

The vision for Tolstoy was to create a structure that could stand as a defining feature of the city’s architectural fabric. Designed by Ar. Manish Mehta, Principal Architect, Nouveau Design Group, the building was conceived to make an indelible mark amidst the urban sprawl of Connaught Place. The design features fluid curves and expansive curtain walls, giving the building a contemporary allure that commands attention. Beyond its striking aesthetics, the structure was designed to harmoniously blend with its surroundings while adhering to sustainable design practices. Its dynamic form and thoughtful integration into the urban landscape exemplify a balance between progressive architecture and environmental stewardship.
Tolstoy’s design presented unique challenges, primarily due to its location on a constrained urban plot in a dense commercial district. Surrounded by busy roads and neighbouring buildings, the design had to creatively address space limitations while enhancing functionality. The building’s layout focuses on optimizing every inch of available space, with a particular emphasis on creating internal views that enhance the user experience.

One of the most innovative solutions to these challenges was the implementation of stack parking using double-height baskets. This approach not only maximized parking efficiency but also provided flexibility for future expansions. Additionally, the integration of two plots provided by the client allowed the creation of a central lobby that seamlessly connects both towers. This central hub is more than just an entry point—it houses shared spaces like a cafeteria and essential services, fostering community interaction within the building.
This unique building was designed to stand out in an area marked by dilapidation, with the client’s brief urging the team to push the boundaries of conventional design. The goal was to create a structure that would not only meet the functional requirements of office spaces but also establish a bold architectural statement. By prioritizing the maximization of usable spaces, the design of Tolstoy transforms its surroundings, turning a once-bland area into a beacon of architectural brilliance.
The building is divided into two towers, a strategic choice that allows for efficient placement of vertical circulation cores at the extreme ends of the structure. This approach creates a central courtyard, which becomes the heart of the building, allowing natural light to flood the office spaces and create a vibrant, inviting atmosphere.
To further maximize functional floor area, essential services are strategically positioned in the basement and terrace, minimizing their impact on the available office space. This thoughtful layout not only optimizes the utility of the building but also enhances its environmental performance, ensuring that the spaces within are both functional and sustainable.

One of the most unique and striking aspects of this building is its facade, which becomes an architectural symbol of India’s narrative of innovation and sustainability. The building features parametric-shaped louvers, which provide shading for the expansive glass facade while also contributing to its aesthetic appeal. Adding another layer of life and vibrancy, the design incorporates vertical gardens at multiple levels, which infuse the building with greenery and help reduce the urban heat island effect. The choice of materials used in the construction reflects both the building’s modern aesthetic and its commitment to sustainability. The exterior facade is a harmonious blend of PVD-coated aluminium louvers, offering both durability and a sleek, contemporary look. These louvers not only enhance the building’s visual appeal but also improve its energy efficiency by providing shade to the glass facade.
The glass used in the building is double-layered E-coated glass, which enhances thermal insulation and minimizes heat transfer. This results in a more energy-efficient building with reduced reliance on mechanical cooling systems. The lower levels of the building, which interact with vehicular movement, are adorned with grey Indian granite finished in a sandblasted texture, adding a layer of sophistication and depth to the overall design.
The building’s services, including mechanical and electrical systems, are thoughtfully concealed behind the same aluminium louvers, ensuring that the facade remains clean and uncluttered, preserving the visual integrity of the structure.
