 In today’s constantly evolving real estate market, the definition of  owning a home has transcended from mere physical structures to embracing a concept of personal sanctuary. People want homes where they feel comfortable and happy without needing to make lots of changes. They’re looking for places that offer convenience, comfort, and more. A recent industry survey conducted by trade body FICCI and real estate consultant Anarock has shown a steady increase in the demand for luxury properties amongst home-buyers. 20 percent of respondents have been favouring such properties in the latter half of 2023, up from 12 per cent in the latter half of 2021. Also, the ‘Basic Home Loan Annual Survey’ conducted to understand the shifting home-buyer sentiment revealed that 70% respondents said they prefer owning a house in proximity to healthcare facilities, schools and markets while 58% respondents preferred a house in the heart of the city in 2021, the number has increased to 68% in 2022.

It emphasizes essential home design principles that prioritize unwavering comfort and seamless integration with one’s lifestyle.

Expansive Decks:

Modern buyers prioritize large decks that seamlessly merge indoor and outdoor living. These expansive outdoor spaces serve as private retreats, offering a respite from the fast-paced world. They facilitate moments of relaxation and connection with nature. Homeowners can customize their decks with comfortable seating areas, dining spaces, and even amenities such as fire pits or outdoor mini kitchens. Larger spaces offer the luxury of making these additions to your living spaces without altering the physical built structure. Modern buyers, especially millennials and younger generations are looking for customization, personalization and aesthetics. Larger decks enable such levels of customization in open spaces.

Well-being within homes:

The importance of fresh air and natural light cannot be overstated in creating a healthy living environment. Thoughtfully designed and planned building orientation, window placement, window-to-wall ratio and glass quality not only enable well-being, but also reduce the need for artificial lighting and air-conditioning.

Recent industry reports like a report by the Ministry of Statistics and Programme highlights that the demand for senior living units is now estimated at 5.6 lakh, but it is likely to reach 1.2 million houses by 2025, a number too high to ignore from a business standpoint. Understanding the diverse and varied needs of residents, modern homes incorporate senior-citizen friendly features to enhance comfort and safety. Accessible washrooms cater to the needs of old-aged people, prioritizing their safety and ease of use without compromising on aesthetics. Features such as anti-slip flooring and strategically placed grab bars ensure a dignified living experience for every generation. Senior-friendly washrooms often feature wider doorways to accommodate mobility aids, curbless showers for easy entry, and adjustable fixtures to accommodate varying needs. Non-slip flooring materials provide stability and reduce the risk of accidents, while thoughtful design elements ensure a seamless blend with the overall aesthetic of the home.

Flexible Space Allocation:

According to a recent FICCI-ANAROCK Consumer Sentiment Survey, at least 50% of property seekers currently choose 3BHK units, with 38% preferring to purchase a 2BHK apartment. In prior years’ surveys, demand for 3BHKs was 42% (H2 2022). This tendency reflects the increased preference for bigger residences.  Extra space within the home allows for varieties in use, accommodating various activities and lifestyles. Spacious interiors provide children with ample room to play and grow, while also offering dedicated spaces for work, study, and relaxation. This flexibility promotes better organization and contributes to overall well-being. Flexible space allocation is achieved through thoughtful floor planning and multi-functional design elements. Open-concept layouts provide fluidity between different areas of the home, allowing residents to adapt the space to their changing needs.
