Ar. Milind Pai’s work is a seamless blend of vision and restraint, shaped by decades of experience

Ar. Milind Pai’s work is a seamless blend of vision and restraint, where every space reflects a quiet sophistication shaped by decades of experience and an instinctive understanding of design.

“Be faithful to your own taste, because nothing you really like is ever out of style,” said Billy Baldwin, one of the most influential interior decorators of the 20th century, often credited with shaping modern American interior design. It’s a thought that feels especially relevant today, as architects are moving towards more personal, intuitive expressions of space rather than following set formulas.

Milind Pai – Architects & Interior Designers, headed by multi-talented Ar. Milind Pai, has spent over three decades building a practice that reflects this very idea, where design is not just about how a space looks, but how it feels and connects with those who inhabit it. A top-ranking graduate of Sir J.J. College of Architecture in 1987, he set up his studio in the same year, driven by a clear vision and a genuine passion for design. What began as a young architect’s journey has, over the years, grown into one of India’s most respected multidisciplinary practices, known for its thoughtful approach and quietly enduring design sensibility.

Guided by a clear core purpose, to inspire creativity, the firm, widely known as MPA, has grown into a dynamic design powerhouse. Its portfolio spans a diverse spectrum, from residential and commercial spaces to institutional, healthcare, hospitality, and boutique retail environments. Operating out of Mumbai, the studio brings together a well￾integrated team offering end-to-end solutions across architecture, interior design, and project consultancy.

What sets MPA apart is its collaborative ethos. Within its practice, architects and designers work closely with engineers, artists, landscape specialists, lighting and acoustic consultants, and stylists, creating a layered, detail-driven design process. Backed by over 35 years of experience, the firm continues to push boundaries, balancing innovation with a strong foundation of teamwork and values.

Each project is approached with rigour and precision, supported by streamlined systems and dedicated site teams that ensure seamless coordination between clients and stakeholders. This commitment to process and quality has translated into a body of work that is consistently featured across leading design publications.

Beyond practice, Milind Pai remains an active voice within the design community, frequently invited as a Keynote Speaker, Panelist, Moderator, Jury Member and Mentor for design competitions. He also contributes as a member of an advisory board for various architecture and design platforms. His role as Honorary Secretary of the IIID Mumbai Chapter reflects a continued commitment to giving back to the profession.

With a growing digital presence and projects spanning over 35 cities in India and abroad, MPA continues to expand its footprint. Yet, at its core remains a singular pursuit, an unwavering dedication to design excellence, driven by curiosity and a passion for creating meaningful spaces.

Outside his studio, Milind’s creative lens extends into travel and photography, while his love for sport, particularly golf, cricket, and bowling, adds another dimension to his multifaceted personality.

In an exclusive interaction with Society Interiors & Design, Ar. Milind Pai shares insights into his design philosophy, creative journey, and approach to contemporary architecture.

Could you walk us through your design journey for 35 years?

Our journey began in 1987 with a simple but enduring curiosity about space, how it shapes human behaviour and how architecture can quietly elevate everyday life.

Over the past thirty-five years, the practice has grown across diverse typologies from residences and luxury interiors to boutique offices, hospitality environments, healthcare, and educational spaces. Yet the essence of our work has remained unchanged.

For us, architecture has never been about creating statements. It has always been about creating experiences that unfold gently over time.

`Good architecture does not demand attention, it reveals itself slowly, through light, proportion, and the way people inhabit the space.’ Each project has been an opportunity to learn something new about materials, craft, and the human relationship with space. In many ways, the journey has been less about building projects and more about refining a way of thinking.

Over the years, your practice has handled diverse typologies. How does your design thinking evolve when working across residential, commercial, and institutional projects?

Different typologies demand different emotional responses from architecture. A residence is deeply personal, as it is a reflection of lifestyle, memory, and comfort.

Commercial spaces must communicate clarity and identity. Institutional environments carry a larger responsibility; they must support the community and endure the test of time. While the function changes, our design philosophy remains constant. `Architecture begins with listening— listening to the people who will inhabit the space and understanding how their lives will unfold within it.` Once that understanding is clear, the architecture almost begins to reveal itself.

Your projects often demonstrate a refined material palette and attention to detail. How do materials influence the narrative of a project?

Materials are the emotional vocabulary of architecture. Every material carries its own presence—stone has gravity and permanence, wood introduces warmth and familiarity, metal offers precision, and glass invites light and openness.

Our approach is to use materials with restraint. A carefully composed palette allows each material to express its character without competition. “A material should not merely finish a space—it should give the space its soul.” Equally important is how materials age. We believe architecture should grow more beautiful with time, not less.

Detailing often defines the quality of a design. Could you share how attention to detail influences the overall character of your projects?

Detailing is where architecture moves from concept to craft. The meeting of two materials, the precision of a shadow gap, and the alignment of lines are the moments where design reveals its integrity. ‘In architecture, the smallest detail often carries the greatest discipline.’

When details are thoughtfully resolved, the space feels effortless. Nothing appears forced or decorative; everything feels naturally placed. That quiet sense of order is what ultimately gives architecture its timeless quality.

Architecture today is evolving rapidly with new technologies and changing client expectations. How has this transformation influenced your practice?

Architecture today operates within an ecosystem of rapidly evolving technologies and increasingly aware clients. Digital tools, advanced lighting systems, and innovative materials have opened up new possibilities for design. At the same time, clients today are far more globally exposed and aspirational. We welcome these changes, but we remain grounded in fundamentals.

“Technology can expand the possibilities of architecture, but it cannot replace the poetry of space.” Ultimately, the most powerful architectural experiences still emerge from simple elements, light, proportion, material, and human scale.

Looking ahead, what kind of projects or design directions would you like to explore further in the coming years?

We are increasingly interested in projects where architecture, interiors, and atmosphere come together seamlessly. Boutique hospitality, wellness environments, and culturally rooted spaces offer opportunities to create immersive experiences rather than simply functional buildings.

“The future of design lies in creating spaces that people don’t just see—but deeply feel.” There is also an increasing responsibility toward sustainability and contextual sensitivity. Luxury in the future will not only be about aesthetics but also about mindful design.

What advice would you offer young architects and designers who aspire to develop a strong design voice?

Developing a design voice takes time, often decades. Young architects today are exposed to an incredible range of global influences, but the most important thing is to remain grounded in fundamentals. “Before trying to design buildings, learn to understand space.” Observe how light enters a room, how materials age, how people move through spaces. Travel, sketch, and remain endlessly curious.

Architecture is not a race. “It is a slow discipline—one that rewards patience, observation, and a lifelong love for learning.”

Bold Forms, Grounded Design: The Design Philosophy for MPA Office Projects

At Milind Pai Architects (MPA), the office designs are never incidental, it is intentional, expressive, and deeply rooted in the way spaces are experienced. A defining hallmark of the studio’s work is its affinity for bold, dynamic forms that lend each project a distinctive identity. These sculptural gestures are not mere visual statements; they are thoughtfully integrated elements that shape movement, define volumes, and elevate everyday living.

Balancing this dynamism is MPA’s signature use of earthy tones. Warm, grounded palettes create a sense of calm and familiarity, forming a timeless canvas across projects. Interspersed within these subtle backdrops are striking accents—whether through a burst of colour, a dramatic form, or a tactile material intervention—bringing energy and character into the space without overwhelming it.

Yet, beyond aesthetics, what truly sets MPA apart is its unwavering commitment to functionality. Every plan is meticulously developed with a no-compromise approach to usability and efficiency. Spaces are designed not just to be admired, but to be lived in—where circulation flows effortlessly, layouts are intuitive, and every square foot serves a purpose. This seamless fusion of bold design language with practical planning defines the essence of MPA’s work. It is a philosophy where creativity meets clarity, and where design is as intelligent as it is inspiring.

Rooted in a graffiti-inspired theme, the design celebrates expression, individuality, and the raw spirit of ideation, perfectly echoing the ethos of a contemporary design practice.

The interiors strike a compelling balance between art and materiality. This interplay of boldness and restraint creates a visually engaging yet grounded environment.

At the core of the studio lies an open discussion area, strategically placed to act as the social and creative nucleus. Designed to encourage fluid conversations and spontaneous collaboration, this central zone fosters a sense of community and shared energy within the workspace.

The conference room, envisioned as a modern, high-energy setting, carries forward the studio’s peppy narrative. Its dynamic palette and contemporary detailing transform it into more than just a meeting space; it becomes a setting where ideas are presented with clarity and confidence.

A distinctive highlight across both the discussion and conference areas is the use of interesting hanging light fixtures. These sculptural elements not only illuminate the spaces but also introduce a striking design layer, adding character and visual intrigue from above.

Ash wood furniture softens the overall aesthetic, lending warmth and a sense of refinement. Paired with thoughtfully selected designer office chairs, the workspace achieves a seamless blend of comfort, ergonomics, and style, further enhancing the studio’s forward￾thinking identity.

A neutral beige sofa, accented with vibrant multi-coloured cushions, introduces a sense of calm, while a marble-top centre table and a bold royal blue chaise lend an artistic edge. The backdrop is thoughtfully articulated with metal profiles, mirrors, and fluted panels, creating depth and visual intrigue. A striking 3D wall mural, complemented by a radiant golden crystal chandelier and a TV unit in grey reflective glass, completes the space with understated grandeur.

The bar area, in contrast, is designed as a bold, indulgent statement. Vidhisha: An Orchestrated Expression of Contemporary Luxury

From the very first moment, this residence sets itself apart—quietly challenging conventional notions of entry and arrival. What unfolds beyond is not just a home, but a carefully choreographed experience of space, material, and mood.

The journey begins in the inner lobby, where the palette deepens into rich, tactile layers. Teakwood panels lend warmth, seamlessly integrating with a thoughtfully designed shoe storage unit, while a delicate glass temple door introduces a subtle spiritual pause within the transition. This intimate prelude gracefully opens into the larger living space, establishing a fluid continuity that carries through the home.

The living room reveals itself as a richly composed canvas of textures and details. Underfoot, concrete-finished tiles with diagonal metal inlays create a striking geometric rhythm, setting the foundation for the space. Sculptural wall sconces in varied forms animate the walls, while an imported leather sofa anchors the room in comfort and sophistication. A minimal TV unit and sleek gloss-finished counter balance the composition, allowing the backdrop—an interplay of metal panels, curated murals, and a refined partition-display—to exude a quiet yet confident luxury.

This visual narrative flows seamlessly into the dining area, where the design softens into a more intimate, inviting tone. Here, warmth is not overstated but gently evoked—through the presence of an elegant imported dining table, a distinctive luminaire that hovers like a centrepiece above, a bold marble backdrop, and a recessed crockery unit that glows subtly from within. The result is a space that effortlessly encourages both gathering and lingering.

In the private quarters, the design language becomes more expressive and personal. The bedroom is energized by a striking orange leather VISIONAIRE bed, which is an unapologetic statement piece that brings vibrancy into the room. This boldness is balanced with refined elements: a metallic PU-finished wardrobe, a high-gloss black ebony TV unit, and a compact leather massage chair, together crafting a retreat that is as indulgent as it is contemporary.

The bathrooms continue this narrative of refined luxury, where materiality takes center stage. Italian marble surfaces, paired with luminous white onyx mirrors and sleek PU-finished counters, transform these spaces into serene sanctuaries, where everyday rituals are elevated into moments of quiet indulgence.

Beyond the interiors, the home extends into a tranquil terrace that captures sweeping sea views. Designed as a space to unwind and reconnect, it features a warm wooden ceiling accented with intriguing luminaires, while the flooring weaves together granite, marble, wood, and grass to create a rich sensory experience. Carefully placed artificial greens soften the setting, evoking the essence of nature within a curated framework.

What emerges, ultimately, is more than just a collection of well-designed spaces. This home is a seamless composition, where bold gestures meet subtle detailing, and where every element is thoughtfully aligned to create a living environment that feels both luxurious and deeply personal.

In conclusion, we say, Milind Pai’s work is defined by a quiet consistency, rooted in authenticity, collaboration, and a deep understanding of how spaces are experienced. Rather than following trends, his approach responds intuitively to context and the people who inhabit these spaces.
