In an exclusive interview, Niranjan Hiranandani reflects on the inspiring journey of Hiranandani Communities and shares his forward-looking vision—where timeless architecture and sustainable design shape the future of urban living.

Tell us about your journey as a real estate developer—from transforming the skylines with the iconic Hiranandani Complex in Powai to your latest projects.

The journey has been nothing short of transformative. When we began developing the Hiranandani Gardens in Powai, the area was seen as distant and underdeveloped. We envisioned not just buildings, but a self-sustaining ecosystem with global standards—integrated townships that blend commercial, residential, healthcare, education, and leisure in harmony. That vision turned Powai into one of Mumbai’s most sought-after locations. Over the years, we’ve replicated this philosophy across various geographies, adapting to local nuances but always holding firm to our commitment to quality and holistic urban planning. Today, we continue to build spaces that elevate lifestyles—our latest focus includes projects in Alibaug and Panvel that embody luxury, sustainability, and future-forward living.

How do you balance the demands of aesthetics, functionality, and sustainability in your developments, especially considering the evolving needs of modern urban living?

Urban living today demands more than just walls and windows—it needs thoughtful spaces. At Hiranandani, we focus on timeless architecture that is not only visually appealing but also highly functional. We integrate climate-responsive design, optimize natural light and ventilation, and incorporate green infrastructure such as rainwater harvesting, sewage treatment, and energy-efficient systems. Our developments are rooted in long-term usability and livability. We don’t just build for today—we build for the next 50 years, ensuring that our spaces remain relevant, resilient, and refined.

Let us know about some of your upcoming landmark projects?

One of the most exciting developments in the pipeline is our project in Alibaug, which is poised to redefine luxury coastal living. With improved connectivity, Alibaug is becoming Mumbai’s new backyard. We’re bringing a high-end, thoughtfully master-planned community to this serene locale—blending resort-style living with urban conveniences. The project will focus on sustainability, wellness-centric amenities, and seamless integration with nature.

As a developer, you work closely with architects and designers. What qualities do you look for in architectural firms or design teams when selecting them for your project?

Architects are where imagination meets execution—they are the bridge between concept and concrete. I look for teams that have a strong grasp of both the artistic and technical dimensions. Today’s architects need to be versatile: creatively inclined, digitally adept, and aligned with sustainability standards. They must be in tune with evolving market preferences, regulatory frameworks, and construction innovations. Above all, I value those who design with empathy—spaces that not only look good but feel right for the people who live and work in them.

Can you share a recent example of how collaboration between developers and architects led to an innovative or particularly successful project?

The Hiranandani Gardens in Powai is still one of our most successful examples. It’s a project where architecture met urban foresight. We achieved a sustainable yet timeless design—balancing classical aesthetics with modern engineering. The collaboration between our internal planning teams and visionary architects allowed us to integrate large green spaces, wide roads, and robust infrastructure into a project that continues to set benchmarks for integrated townships.

Can you tell us about your association with some of the architects you have worked with on your projects?

We’ve had the privilege of working with some of the finest minds in architecture, including Hafeez Contractor, whose vision has greatly contributed to our iconic townships. We’ve also collaborated with several leading international firms, including HOK and various Singapore based landscape architects, bringing in global perspectives and best practices to our Indian projects. Each partnership has brought something unique to the table, and I value these long-standing relationships that are built on trust and a shared passion for excellence.

What are the key sustainable practices you incorporate into your developments? How do you ensure your projects meet environmental standards while maintaining luxury and comfort?

Sustainability is a core pillar of our design philosophy. We employ eco-conscious materials, install smart water and energy management systems, and create green cover wherever possible. Our buildings follow IGBC and other global green building standards. At the same time, we don’t compromise on luxury—our goal is to create a symbiotic relationship between the environment and the end-user’s comfort. It’s about redefining luxury through the lens of responsibility.

How do you foresee the real estate landscape evolving over the next 5 to 10 years?

The next decade will witness a paradigm shift. With the government policies like Maharashtra’s move to back iconic buildings in Mumbai, we’ll see an architectural renaissance—structures that will define the city’s global identity. Technological advancements, AI in design and construction, rising demand for mixed-use spaces, and the growing importance of wellness and sustainability will shape the future. Developers will need to be more agile, more data-driven, and more human-centric than ever before. We are entering an era where buildings will not just house people—they’ll empower them.

Since its inception, Hiranandani Gardens, Powai has stood as a symbol of visionary transformation. Upholding this legacy, the city’s most prestigious township now introduces its first-ever elevated lifestyle experience — a magnificent rooftop haven unlike any other.

The Show Apartment spanning 1,400 sq. ft. is meticulously crafted by their in-house design team—offers a serene yet luxurious retreat.

Explaining the concept in detail Gunisha Sanyal, Principal Design Architect, Hiranandani Communities adds, “One of the key elements in the design is the warm colour palette, with golden tones that illuminate the space and evoke a sense of inviting comfort. This warm colour paired with natural light further enhances the space’s inviting quality. Materials such as walnut veneer, goldfinished metal, bronze mirrors, and wall papers were selected to complement this palette, adding richness and depth to the overall design. The combination of these elements ensures that the space feels both personal and timeless.”

The rooms are bathed in natural light through its expansive windows and end to end decks, reducing reliance on artificial lighting while maintaining high end luxury even in the minute details.

Once the layout was set, the colour palette and material choices were finalized, ensuring that every element of the design worked cordially. Furniture and lighting were carefully considered to match the style and enhance the functionality of the space.

Smart lighting and security systems were incorporated to ensure efficiency and convenience, making the space as practical as it is visually appealing. These smart systems are seamlessly integrated into the design, allowing for ease of use without detracting from the overall aesthetic.

Olympus A & B, Commercial Development, Hiranandani Estate, Thane

A landmark addition to the Thane skyline, this built-to-suit campus for India’s software giant, Tata Consultancy Services, reflects thoughtful design and precision execution.

Designed and developed by Hiranandani team, the expansive campus spans 14.5 acres, with the tranquil Thane Creek serving as a picturesque backdrop. Executed in two phases, the project covers a total built-up area of 2.3 million sq. ft. Olympus A holds the prestigious IGBC Gold Rating for its green building excellence.

The concept centered on crafting an upscale office environment featuring expansive floor plates to offer maximum flexibility to occupants. As a result, floor plates of approximately 3 acres were designed on an orthogonal grid, with generous column spans of 12.20 m x 12.20 m, ensuring open, adaptable workspaces.

Set against the serene backdrop of the creek, Olympus A & B rise as two independent structures within a vast architectural canvas—complemented by ancillary buildings and a beautifully landscaped podium that ties the ensemble together.

The campus, designed for 30,000 users, features multiple dedicated entry and exit points for various modes of transport, ensuring smooth circulation. Key zones such as a transit hub, holding areas, and an executive lounge enhance movement efficiency. Vertical transportation is optimized through zoned elevators, escalators, and VIP lifts.

A Ground +2 Security Block manages 24×7 access and ensures streamlined security checks, with pre-analyzed circulation patterns and a pedestrian tunnel connecting the towers to minimize crossovers. A G+1 Training Block on the landscaped podium offers interactive spaces, while a Clubhouse supports a healthy work environment with recreational amenities like yoga, games, and sports courts.

The design strikes a balance between retaining Hiranandani’s iconic neo-classical architectural style and addressing the unique needs of the client.

The landscape was envisioned as a lush green envelope, enhancing the campus with vibrant, interactive spaces nestled between the built structures.

Key outdoor features include thoughtfully designed walkways, inviting water cascades, and recreational zones such as a multipurpose court, volleyball and tennis courts, and jogging tracks—encouraging activity and interaction throughout the campus.

At the heart of the campus lies a grand entrance lobby and concourse, crafted with a world-class ambiance befitting a software giant. A striking mural anchors the space, symbolizing TCS’s boundless growth and global presence.

A standout achievement of this project was the completion of the building in a record time of just 18 months.

“Our goal was not just to meet contractual expectations but to exceed them—delivering beyond targets while maintaining the highest standards of quality, speed, and client satisfaction. This milestone reflects our unwavering commitment to excellence in execution. This achievement reflects the seamless synergy between all teams—Architecture, Engineering, and Contracts—working in perfect coordination toward a shared vision,” explains Gunisha Sanyal

Hiranandani Fortune City, Panvel – a visionary township that brings ‘India’s Aspirations’ to life – is spread across expansive landscapes with over 100 acres of open green spaces and 25 acres of adjacent reserve forest. Residents are treated to breathtaking views of hills, rivers, and lush forests.

Designed and developed by the in-house design team with precision and passion, the township is a showcase of majestic architecture, beautifully landscaped gardens and a grand clubhouse. Embraced by the serenity of surrounding reserve forests, it offers a refreshing escape into nature— right at your doorstep. Home to the largest-ever clubhouse—Club Royale, sprawling over 90,000 sq. ft.—there’s truly something for everyone here.

The latest addition to the township—Golden Willows—lives up to its name as a true paradise of abundance. Spanning 11.11 acres, it dedicates 50% of its area to lush green amenities and offers over 70 thoughtfully curated lifestyle features.

Golden Willows features 9 residential towers, each rising 36 storeys with a beautifully landscaped garden deck above. A dedicated podium-top garden enhances the lifestyle experience, offering a curated mix of open and covered amenities exclusively for residents. Encompassing a total construction area of 3.4 million sq. ft., it offers, complemented by essential infrastructure such as the fully functional Hiranandani Trust School, retail outlets, a health centre, and commercial spaces—all seamlessly integrated within the township.

Its thoughtfully curated landscape, designed by Site Concepts International, Singapore, features over 70 unique amenities across 9 themed utopian zones. The residences, defined by Hiranandani’s signature neo￾classical architecture, present spacious, airy interiors complemented by large balconies that open out to nature’s most serene vistas.

Golden Willows has been awarded the Pre-certified GEM 4 rating by ASSOCHAM, recognizing its commitment to sustainable and environmentally responsible green building practices.

Quantum, a remarkable office building nestled within the vibrant Hiranandani Business Park in Hiranandani Estate, Thane, has been developed to meet the burgeoning demand for commercial office spaces.

Designed by our in-house Design team, this building embodies a sophisticated Neoclassical architectural style, marked by elaborate detailing and a sense of grandeur. This fully functional commercial building stands out with its elegant and timeless design, rising vertically with clean symmetry and ingenious proportions.

With a total developmental area of approximately 6 Lakh sq.ft., Quantum offers cutting-edge office spaces crafted to inspire and amplify productivity.

With its Neo Classical architecture, innovative design, and elegant infrastructure, Quantum provides an impressive setting for business growth.

The building showcases adaptable, smart, and safe workspaces, embodying contemporary design and building practices that enable employees to unleash their full potential.

The ground floor is designed for commercial purposes, featuring retail spaces with wide glass storefronts, providing both functionality and visual appeal to pedestrian traffic. The entrance is flanked by decorative arches and pilasters, lending a sense of majesty and sophistication to the retail experience.

The upper floors house office spaces, as evidenced by the large, evenly spaced windows that allow for ample natural light, fostering a productive working environment. The design emphasis was always on efficient spaces with an effective environment.

Notably, Quantum is an IGBC-certified building, affirming the group’s commitment to environmentally and sustainability￾focused features aimed at conserving vital natural resources. Equipped with AI and IoT-enabled smart automation, Quantum provides seamless and safe operations, optimising efficiency to its fullest

With its striking design, curated amenities, seamless connectivity, and unwavering commitment to excellence, Quantum has become a landmark that attracts businesses, propels growth and instills pride in the community.

Among its esteemed tenants are prestigious names such as IDFC Bank, AAK India, AGFA Healthcare, and others.

The central pediment showcases intricate detailing, with the name “QUANTUM” prominently displayed, which is a focal point of the design.

The spire-like elements at the roof corners enhance the classical aesthetic, giving it a slightly historic, timeless appeal, while the neutral beige facade complements the building’s overall splendour, creating a harmonious balance between its vintage charm and contemporary functionality.

The overall composition is complemented by the lush landscaping surrounding the building and the wide, inviting pathways leading to its entrance. Surrounded by greenery and positioned in an urban setting, this building successfully integrates elegance, functionality, and modern utility.

Eastbridge marks the dawn of a new era in office spaces— crafted with a forward-thinking design philosophy that remains deeply rooted in the core principles of modern workplace architecture. It brings together functionality, flexibility, and aesthetic refinement to create an environment where businesses can innovate, collaborate and thrive.

Envisioned by our in-house Design team as a premium commercial office space, Eastbridge is designed to inspire productivity and foster growth. Here, productivity meets purpose, and vision finds its voice—shaping the future of business in a dynamic, future-ready environment. Strategically located in the heart of the business district, it offers the perfect fusion of functionality and sophistication, creating an environment where businesses can flourish.

Rooted in the timeless elegance of Art Deco architecture, Eastbridge stands out with its bold vertical lines, geometric precision, and streamlined form. These design elements not only pay homage to the era’s fascination with industrial progress and machine-age aesthetics but also lend the building a sense of grandeur and sophistication. The vertical emphasis draws the eye upward, reflecting ambition and aspiration—qualities that align perfectly with the spirit of modern enterprise.

At Eastbridge, the Art Deco influence isn’t just aesthetic—it’s symbolic of strength, innovation, and enduring style, making it a landmark that resonates with both heritage and forward-thinking design.

With a total leasable area of approximately 0.9 million sq. ft., Eastbridge offers a dynamic mix of retail spaces, IT/ITES facilities, and commercial offices.

The ground and first floors are dedicated to commercial use, featuring retail spaces with expansive glass storefronts that combine functionality with strong visual appeal for pedestrian traffic.

The upper floors are dedicated to office spaces, distinguished by large, evenly spaced windows that flood the interiors with natural light, creating a bright, productive work environment. The generous column spans of 11 m x 11 m, ensure open, adaptable workspaces.

Crowning the building, the top floor features a beautifully landscaped terrace accompanied by premium office suites, offering an elevated workplace experience. Efficiency and environmental effectiveness remained central to the design philosophy throughout the project.

Notably, Eastbridge is a pre-certified Gold IGBC building and also a pre- certified Gold Health and wellness building, affirming the group’s commitment to environmentally and sustainability-focused features aimed at conserving vital natural resources.
