What aspects of your family’s architectural legacy do you carry forward, and what new directions are you introducing?
Our architectural legacy is rooted in a 65-year journey in the city’s real estate, reflecting integrity, trust, and goodwill. This foundation, built over decades of ethical practices and strong client relationships, underwent a significant transformation when we introduced the Architectural Design & Interior Studio. Initially focused on liaisoning for designs created by other architects, this shift allowed us to offer comprehensive design services, marking a new era for our practice. By merging our legacy of trust with
innovative design thinking, we have expanded our impact and capabilities while staying true to the values that define us.
One of the most significant aspects of our legacy is the relationships we have built with clients, many of whom we have had the privilege of working with across two or three generations. These enduring partnerships are a testament to the trust and goodwill we have nurtured over the years. Our commitment to ethical practice, ensures that every decision we make prioritizes the client’s best interests. Coupled with a dedication to excellence, we have successfully delivered projects spanning 40 million square feet of construction, continuing a tradition of precision, purpose, and scale.
While honouring this legacy, we have embraced new directions that position us at the forefront of contemporary architecture. Devansh’s expertise in parametric and advanced architectural design has introduced cutting-edge computational methodologies into our work, enabling us to create innovative, efficient, and sustainable designs. Simultaneously, my focus on planning, design efficiency, and construction ensures that our projects are not only visually striking but also costeffective and operationally efficient. To further streamline our processes, we are gearing up to introduce in-house MEP and structural consultation by 2025, offering clients a seamless, vertically integrated services.

How has your overseas experience shaped the way you approach projects now, especially large-scale ones?
Karan’s overseas experience at Columbia University, specializing in Urban Housing and Planning, has shaped my approach to largescale projects by focusing on creating community-driven, sustainable designs. His expertise in residential townships and public projects reflects global trends in urban planning, emphasizing efficiency and social impact. Simultaneously, me with my master’s from the Architectural Association – Design Research Lab and a former Architect at Zaha Hadid Architects, expertise in pioneering design exploration and crafting bold, visionary concepts. My ability to conceive landmark architectural solutions, thrives on pushing boundaries and creating designs that are both impactful and timeless, redefining architectural paradigms with daring and impressive results. Together, our global expertise enables us to merge visionary design with local context, crafting projects that are both artistic and impactful. What global trends or practices have you integrated into your work in India?
At Daisaria Associates, we constantly look beyond borders to integrate global design trends and practices into our projects, such as parametric design and advanced computational tools to create innovative, adaptable solutions. Parametric design tools offer a multitude of advantages, including the ability to explore a vast array of design possibilities.
Another such practice is sustainable architecture, relies on climate-responsive technologies that guide decision-making throughout the design process. These platforms enable us to tailor designs to the specific environmental conditions of a site. Furthermore, we incorporate biophilic design, bringing nature into urban environments to improve well-being and productivity. This trend is gaining traction worldwide, especially in residential and commercial layouts. These global practices not only elevate the quality of our designs but also help us create spaces that are both future-forward and contextually relevant to the Indian market.
Can you share an example of a project you’ve taken on that felt particularly impactful or challenging?
One of the most impactful and challenging projects we are currently working on is the Hindu Smashan Bhoomi, an ecofriendly crematorium located in the central suburb. This project posed a unique challenge: how to design a space that respects traditional cultural practices while embracing modern sustainability principles. Our goal was to create a serene and dignified environment for families, incorporating natural elements such as open courtyards and landscaping to foster a sense of peace. The architecture features exposed brickwork and integrates passive cooling strategies, tailored to the hot and humid climate of Mumbai, ensuring comfort while minimizing energy use.
This project is especially meaningful because it harmonizes cultural sensitivity with innovative design solutions. It provides not just a functional space, but a place where people can grieve and pay their respects in peace. The Smashan Bhoomi is a testament to how architecture can address both societal needs and environmental concerns, creating a lasting, positive impact on the community while honouring tradition.
What role does innovation play in your work? Are there specific technologies or methodologies you’ve integrated into your ongoing projects?
Innovation lies at the core of our work, driving us to constantly push boundaries and rethink conventional
architectural solutions. We embrace iterative methodologies that provide a systematic framework for refining ideas, ensuring a steady progression towards sustainable and impactful outcomes.
Additionally, we employ a case-based design approach, drawing insights from previous projects to inform and inspire new solutions, while adapting them to unique contexts. Advanced computational design tools and parametric modelling allow us to explore diverse possibilities, enabling precision and creativity to coexist seamlessly. By integrating technology and thoughtful methodologies, we ensure every project embodies our design philosophy.

Our design style is defined by a seamless fusion of functionality, innovation, and aesthetic appeal. At our studio, we approach every project with the philosophy that architecture is more than just creating spaces—it is about crafting identities. The façade, for instance, is not merely an outer layer but a defining architectural element that shapes the project’s character and presence.
We strive to give each project a unique identity, whether through bold features in the form, innovative planning, or the use of distinctive materials. Our designs emphasize efficient layouts and incorporate standout architectural elements that leave a lasting impression. Futuristic technologies and sustainable practices are seamlessly integrated to enhance user experiences.
What are your forthcoming projects?
Our upcoming projects highlight our commitment to impactful and innovative design across sectors in Mumbai’s prime locations. Among these is the redevelopment of a Bus Terminal, a visionary initiative aimed at reshaping public infrastructure. This project integrates mixed-use development, by addressing the pressing need for modernized public amenities, this project would not only enhance the urban fabric but also sets a benchmark for inclusive and efficient infrastructure design.
Another highlight is a mixed-use development in Goregaon, featuring two twin towers—two residential and two commercial—elevated by a shared podium that houses a stateof-the-art mall that blends retail, leisure, and entertainment under one roof, creating a dynamic urban destination. These towers are connected by an expansive sky bridge, a sophisticated convergence of amenities, lush landscapes, and fine dining venues. This, landmarks a self-contained community where one can live, work, play, and learn seamlessly. It is not merely a place but an experience, designed to enrich the lives of its residents and users at every level.
What is your take on sustainable architecture?
Sustainable architecture is not just a design choice—it’s a moral responsibility, especially in cities like Mumbai, where rapid commercialization has left little room for nature. We prioritize responsible design by integrating nature into public spaces, optimizing building footprints, and reducing CO2 emissions through efficient planning. Our designs incorporate facades informed by Climate analysis, ensuring energy efficiency while enhancing building elevation. We ensure sustainability goes beyond surface-level greenery—allowing users to truly connect with their environment amidst dense urbanization.
How has technology influenced design?
Computational design has become a cornerstone of modern architecture, enabling us to solve complex design challenges with unparalleled precision. One of the trending approaches is Parametricism, which has revolutionized architectural expression, offering the freedom to experiment with fluid, organic forms that adapt seamlessly to specific needs and contexts.
We see it as a bridge between human creativity and practical execution, allowing us to craft spaces that are not only visually stunning but also environmentally conscious and futureready. By embracing innovations like computational design, parametricism, virtual Realty and 3D printing, we aim to shape
the architectural narrative of tomorrow, where experimentation meets responsibility, and every structure tells a unique story.

The Edge emerges as a transformative mixed-use development, offering to reshape Mumbai’s skyline and lifestyle. Spanning over 2.25 million square feet, this ambitious project integrates residential and commercial spaces, blending scale, form, and elegance to create a vibrant, lasting landmark.
The sleek, modern elevation is characterized by vertical fins, clean geometric lines, and a rhythmic interplay of metal, and textured surfaces. Filleted corners soften the tower’s bold form, adding sophistication, while seamlessly integrated balconies provide functionality and openness. At the podium

Central to the complex is a 25,000-square-foot green zone, offering residents a serene oasis amid the bustling city. Encircling this lush space, a parametric clubhouse emerges as a standout feature, adorned with sculpted fins that bring fluidity and a futuristic aesthetic to the structure. Designed as a state of the art, the clubhouse offers spaces for relaxation, wellness, and community engagement, further enhancing the lifestyle experience.
The Podium extends its dynamic parametric canopy, inducing a sense of motion. These canopies play with light and shadow, creating shifting reflections that evolve throughout the day, adding depth and vibrancy to the building’s visual presence. At the ground level lies a thoughtfully curated retail corridor, seamlessly integrating with the public plazas. This plaza provides everyday gathering space while fostering a connected, community-driven lifestyle. By blending retail, leisure, and living spaces, The Edge creates a dynamic environment where activity and accessibility flow naturally.
Residential offerings include a variety of configurations— 1BHK, 2BHK, and 3BHK units—organized in an efficient eightunit-per-floor core layout. Interiors are designed to maximize privacy, comfort, and natural light, offering tranquil escapes from urban life.

Midas Lounge: A Biophilic Experience Meets Modern Luxury
Located on the 44th floor of Kohinoor Square, Mumbai. The Midas Lounge is a visionary experience lounge that merges biophilic principles with modern sophistication, crafting a serene yet luxurious retreat.
The layout of the Lounge is intuitively designed, flowing seamlessly from one area to the next, with distinct zones for brainstorming, relaxation, and sales. The lounge is bathed in natural light through its expansive windows, reducing reliance on artificial lighting and creating a vibrant and inviting environment.
At the center an elliptical central lounge, acting as the focal point and effortlessly connecting to various spaces, including the luxurious Opulence Lounges for sales discussions, the conference room, private cabin, and waiting foyer. Each area transitions smoothly, maintaining a cohesive and harmonious atmosphere.
The core essence lies in the biophilic design, showcased through a variety of carefully arranged Real plants, they not only enhancing visual appeal but also creating a organic atmosphere. The interiors are enriched with luxurious materials, featuring glossed finished dark flooring, striking textured surfaces, and rich metallic accents, which together add depth, sophistication, and timeless elegance to the space. Stretch ceiling lights embedded in the over the seating lounges accentuates the area, creating a warm, inviting atmosphere while highlighting its significance within the space. The delicate twinkling lights
through Fiber-optic technology embedded within the metallic ceiling elevate the dynamics of the space. the Midas Lounge is a sanctuary that fosters meaningful connections and memorable experiences.
The Big Idea: Redevelopment of a Bus Terminal
This project reimagines an underutilized site near one of Mumbai’s busiest railway stations, transforming it into a vibrant, multifunctional urban hub. Spanning an expansive 33,000 square meters, the development seamlessly integrates modern transit infrastructure with dynamic commercial, retail, and public spaces, catering to the evolving needs of Mumbai’s ever-changing urban fabric. Designed under a PublicPrivate Partnership (PPP) model, the project sets a new benchmark for mixed-use developments, blending efficient transportation systems with community-centric amenities to create a destination that thrives at the intersectional node of the city.
The project represents two iconic towers, whose sculpted façades and filleted edges create a striking silhouette, redefining the surrounding skyline and urban context. A centrepiece of the architectural design is the elevated sky bridge connecting the two towers. This horizontal amenity floor not only enhances functionality by linking the towers but also stands as a symbol of innovation. Serving as a vibrant social hub, the bridge offers panoramic city views and combines private office spaces with communal areas, embodying a harmonious integration of work and leisure.
The podium level beneath the towers acts as a multifunctional base, incorporating seamless parking and maintenance stations for buses, high-end retail outlets, diverse food courts, and engaging recreational zones. The podium’s uppermost level is dedicated to community and green spaces, featuring landscaped gardens and thoughtfully designed communal zones that promote social interaction and provide a serene contrast to Mumbai’s bustling urban environment. The ground floor amenities anchor the project, functioning as the core of the project. Housing the bus terminal at its centre, the space integrates retail outlets and dining options along its edges, creating a bustling, activity-filled periphery that combines transit, commerce, and leisure into one cohesive experience.
The project offers energy-efficient systems, green building materials, and innovative technologies to minimize environmental impact. By blending modern transit infrastructure with community-oriented spaces, the project not only establishes a model for improving the city’s transport hubs but also creates a vibrant urban destination.
Tower of Ascend: A Parametric Symphony of Design
Located in a prime area of Pune, The Tower of Ascend stands as a striking example of futuristic architecture, merging parametric design with sustainable building practices. This project spans flexible office spaces ranging from 750 to 3000 square feet. With its innovative use of sun shading materials and a strong emphasis on environmental performance, the building is set to redefine the city’s skyline and urban landscape. the Tower’s standout facade serves as the most defining architectural feature. The facade is covered with parametrically computed fins, each angled and placed with precision to provide solar shading and reduce energy consumption. The strategic placement of the fins also creates a dynamic visual rhythm. Unlike traditional facades that follow strict linear patterns, the parametric fins break the monotony, casting shifting shadows that change throughout the day. This creates a layered, textured effect on the building’s surface, offering depth and movement as the light shifts. The rhythm and placement of the fins not only enhance the aesthetic appeal but also provide functional benefits, improving the building’s energy efficiency and environmental performance. Adding further complexity and visual interest to the facade are the balconies, which are arranged in a staggered manner across the building’s exterior. These balconies “peek out” between the fins, creating a sense of movement and fluidity while also introducing a functional element to the design.
The building’s interior continues this narrative of innovation, particularly in its main lobby. Here, a
stunning 6-meter cantilevered inverted dome-shaped roof extends seamlessly into the interior space, while serving as a dramatic architectural element. Sustainability is deeply integrated into every aspect of the tower. The parametric façade is not just a visual statement but also the building’s energy strategy, ensuring reduced energy demands and creating a comfortable, eco-friendly environment for its occupants.
The Cascade: Sculptural Forms that Redefine Architectural Elevation
The Cascade, stands as a striking example of contemporary commercial architecture, where form development and innovative design elements come together to create a dynamic, multifunctional
space. The building’s mass is shaped through vertical and horizontal scoops, carving out spaces that provide visual and functional interest. The design incorporates a dynamic tilt, further enhancing the structure’s bold, angular form and breaking away from traditional verticality. The Tower features a cascading elevation, which creates stepped terraces that not only define the building’s exterior but also foster a connection with the surrounding skyline.
Spanning 45,000 square feet, the project offers flexible retail spaces ranging from 450 to 1200
square feet, with a central service core dividing the building in to A & B wings (Tenants and sale). The building’s stepped terraces and staggered balconies create dynamic double- and tripleheight volumes, adding depth and grandeur to the structure. At the top, a Terrace Cafeteria provides an open-to-sky deck offering sweeping panoramic views of the city. This elevated space becomes a tranquil retreat amidst the urban chaos, blending leisure with architectural intent.
Strategically placed retail spaces, including a multiplex cinema and anchor stores, ensure a seamless
flow of foot traffic throughout the complex. The plaza also includes embedded led screens and broadcasting infrastructure to allow for efficient set-up of public advertisements. The building’s sleek façade, with glass and stone cladding, reflects the vibrancy of the city while maintaining a modern aesthetic.

The Glass Pavillion: An Experiential Journey

sustainable-centered elements.
A defining feature of the lounge’s architectural identity is its striking parametric jali, an intricate latticework that combines form and function. The jali not only adds a visually captivating layer to the façade but also acts as a climate-responsive element, regulating natural light and ventilation. Its fluid composition, achieved through advanced computational design, creates a dynamic interplay of shadows and textures that changes throughout the day, giving the structure a living, breathing quality. The tilted glass box structure serves as a focal point, embodying transparency and openness. Its bold, angular design contrasts with the surrounding urban context, making it a standout feature that immediately captures attention. The structure’s transparent surfaces blur the boundaries between interior and exterior, inviting natural light to flood the space while offering panoramic views of the surrounding environment.
