In an Exclusive Interview with Society Interiors and Design, Rahul Katyal, Managing Director, Capacit’e Infraprojects Limited, who leads this construction specialist renowned for its deep expertise in high-rise and complex developments speaks about their early-stage collaboration with architects and consultants and highlights Capacit’e focuses on delivering predictable, high￾quality construction in both private and public sector projects.

High-rise construction demands seamless coordination between architecture, engineering, and execution. How do you collaborate with architects and design consultants to ensure excellence at every stage?

High-rise and super high-rise development is among the most challenging forms of construction, demanding precise coordination between architecture, engineering, and on-ground execution, specifically logistics planning. At Capacit’e, excellence begins long before the first excavation.

We engage with industry-leading consultants at the earliest stages— right from geotechnical investigations to specialised wind and climate consultants. This ensures that critical design and structural decisions are informed by rigorous scientific assessment.

Our teams embrace advanced technologies such as BIM, 3D modelling to achieve exceptional accuracy, streamline collaboration, and reduce scope for error. The most important factor is to establish the method statement for construction. In high-rise building construction, it’s important to align the method statement and it cannot be treated in abeyance to design.

In working closely with architects, our shared vision focuses on creating modern, high-quality living spaces. We prioritise natural lighting, ambient illumination, efficient vertical mobility solutions, well-designed amenities, and practical layouts— critical elements that define next-generation luxury residences and enhance everyday living for homebuyers.

Beyond high-rise and super high-rise developments, what are the key project categories Capacit’e operates in across both private and public sectors?

While Capacit’e is widely recognised as one of the undisputed leaders in high-rise and super high￾rise construction, the company has demonstrated excellence across several sectors in the construction built environment, such as High-Rise and Super￾High Rise, Gated Communities, IT/ITES, Retail and Commercial, Healthcare, R&D centres and Data Centres, etc.

Capacit’e holds a world record for the fastest hospital construction—completing the 352-bed Mahamana Pandit Madan Mohan Malaviya Cancer Centre in Varanasi for Tata Trusts in just 10 months.

We are currently executing the prestigious Sir JJ Hospital Redevelopment for the Public Works Department, Government of Maharashtra, alongside two major hospital redevelopment projects for the Municipal Corporation of Greater Mumbai (MCGM).

As India moves toward universal healthcare coverage, Capacit’e remains committed to strengthening last￾mile healthcare infrastructure.

We have been entrusted with developing the Drone Development Centre, Research Centre, and associated infrastructure for IIT Bombay, reinforcing our capabilities beyond conventional commercial construction.

Our data centre expertise includes the BSNL project across 13 strategic locations. Additionally, in partnership with our joint-venture collaborator, we are executing a major technology centre for the Mumbai–Ahmedabad High￾Speed Rail Project.

High-rise construction requires deeply skilled teams. How does Capacit’e train, upskill, and retain specialised talent for vertical construction?

Skilled labour remains one of the biggest challenges for all EPC Infrastructure contractors, including Capacit’e. While cranes, aluminium formwork systems, and cutting-edge equipment are widely available, specialised human capital is irreplaceable. Are there upcoming projects or innovations you are particularly excited about and would like to share with our readers?

Capacit’e’s project portfolio currently spans more than 25 active sites across the Mumbai Metropolitan Region, Delhi NCR, Gandhinagar, Goa, and the Maldives. Among these, two landmark developments stand out:

A transformative social housing initiative featuring 21,346 residential units across multiple nodes. The project is designed to offer dignified urban living supported by modern amenities and seamless public transport connectivity.

BDD Chawl Redevelopment, Mumbai

Asia’s largest redevelopment project, this initiative will transition thousands of families from century-old, dilapidated chawls into modern 2-BHK homes. The scope includes:

• 33 high-rise rehabilitation towers of 40 floors each

• 10 super-tall towers, each rising above 90 floors, forming the sale component

This project represents one of India’s most ambitious urban renewal journeys.

Could you share some landmark projects executed by Capacit ’e, along with notable designs and key developments currently in the pipeline?

Our completed projects are:

• The Park (Trump Tower) – a Golden Glitter of Mumbai Skyline

• Lodha Altamount One – India’s first composite steel skyscraper

• Oberoi Commerz One – India’s tallest commercial building

• Oberoi Skycity Mall – a state￾of-the-art retail project for the Mumbai suburbs with direct connectivity with the Mumbai Metro station

Our Under-Construction projects are:

• SBUT Bhendi Bazaar project – India’s first redevelopment project under the Cluster Redevelopment scheme. Complete urban renewal of busy and noisy Bhendi Bazaar into a modern mini-city full of dignity, natural lights and spirituality

• IFSCA Tower in GIFT City, Gujarat – a LEED certified development and a jewel of the emerging GIFT City skyline

What is your long-term vision for the company as India moves toward more vertical and smart urban infrastructure?

Tall structures are symbols of a nation’s progress. As India accelerates its urban transformation, Capacit ’e aims to construct not only the country’s tallest buildings but also some of the world’s most iconic towers. The company is diversifying its capabilities into high-impact infrastructure, including:

• Airport terminals

• Railway station redevelopment

• Central Vistas, iconic promenades and tourist corridors, greenfield projects

• Mega retail and commercial spaces

Our long-term vision is to be an EPC leader enabling India’s rise as a global hub for vertical and smart urban infrastructure.

How does Capacit’e incorporate sustainability and green construction practices into high-rise development?

Sustainability is central to Capacit’e’s construction philosophy. Our approach includes:

Robust HSE Systems: Stringent health, safety, and environmental protocols ensure safe and compliant high-rise execution.

Material Reuse: Steel, metal scrap, and other materials are reused or recycled wherever feasible.

Water Management: Recycled water is extensively used for curing and construction processes.

Dust Control: Advanced dust-mitigation systems ensure compliance with GARP norms in cities like Mumbai and Delhi.

Looking ahead, we foresee a significant industry-wide shift from diesel-powered to electric construction equipment over the next decade—a transition we have already begun preparing for.
