Architect Reza Kabul is far more than a practitioner of architecture — he is a visionary whose passion for design extends seamlessly into interior design and urban planning.

Reza Kabul’s journey began in his father’s Irani café in Mumbai, where he imbibed the values of discipline and hard work that continue to define his illustrious career. After graduating with a Bachelor’s degree in Architecture from the Maharaja Sayajirao University of Baroda in 1985, he went on to establish Reza Kabul Architects Pvt. Ltd. (ARK) in 1988, he founded Reza Kabul Architects Pvt. Ltd. (ARK) just three years later — a practice that has since evolved into one of India’s foremost architectural firms.

The Evolution of ARK

Founded during a time of rapid urban transformation, ARK emerged with a clear vision — to create architecture that merges functionality with inspiration, and precision with imagination. Over the decades, it has grown into a full-spectrum design consultancy offering expertise across master planning, hospitality, commercial, residential, educational, and interior design segments.

Headquartered in Mumbai, ARK today houses over 150 professionals, with satellite studios in Pune, Ahmedabad, and the San Francisco Bay Area (ARK Studio Inc.), reflecting both national strength and an expanding global presence.

ARK’s Design Philosophy

Driven by a commitment to meaningful and sustainable design, ARK’s philosophy seeks to liberate architecture through innovation and responsibility. In March 2025, Reza Kabul marked 37 years in architecture — a journey defined by integrity, imagination, and a pioneering approach to high-rise design that has reshaped skylines across continents.

Among ARK’s landmark projects are Shreepati Arcade — featured in the Limca Book of Records 2003 as India’s tallest building at the time — Transcon Triumph (Asia Pacific Property Awards 2015-2016), The Landmark Grand in Dubai, Ekta Tripolis in Mumbai, and Taj Skyline in Ahmedabad.

Global Reach and Recognition

With over 3,500 projects worldwide, Reza Kabul has transformed cityscapes across the US, Dubai, Sri Lanka, Nepal, Thailand, and Africa. His global impact has been recognized through numerous honours — including Forbes India’s Top 30 Architects 2024, Nakshatra Regalia lI, has been awarded Best Mixed Use Architecture, India at the Asia Pacific Property Awards 2025-2026.

In an exclusive interaction with Society Interiors & Design, Ar. Reza Kabul shares his design journey, his sustainability practices, and architectural philosophy.

Your work spans residential, commercial, and hospitality projects across diverse geographies. What would you say is the core philosophy that ties your designs together?

At ARK Reza Kabul Architects, our philosophy is about creating liberating spaces that inspire and elevate experiences, while keeping sustainability at the core of every design. Whether it’s a luxury residence in Mumbai, a resort in Sri Lanka, or a commercial landmark in Dubai, we strive to balance vision with responsibility, aesthetics with efficiency, and innovation with environmental consciousness. Sustainability guides how a building interacts with its environment — optimizing energy, water, and natural resources to minimize impact.

Thoughtfully planned structures can even be self-sufficient, meeting essential needs in ways that benefit both people and the planet. Ultimately, every project should do more than just exist; it should liberate, inspire, perform, and contribute positively to its surroundings. Architecture, for us, succeeds only when it empowers those who experience it while respecting the world it inhabits.

When you begin a new project, what aspects do you prioritize first — the client’s vision, the site context, or your own design narrative? How do you strike a balance between the three?

Architecture is about alignment, not imposition. Every project begins with listening — to the client’s aspirations, the existing site conditions, and the broader context of community and environment. The client’s vision is always the seed.

The site provides the conditions in which that seed can grow. And my design narrative — shaped by decades of experience and ARK’s philosophy — ensures that the result is both timeless and forward-looking.

Of course, these elements don’t always align perfectly. That’s where we guide the process so the final design feels authentic, purposeful, and sustainable. For instance, designing a seaside resort requires blending views, climate, and guest experience, whereas an urban office focuses on space efficiency, light, and connectivity. In each case, the balance comes from respecting the site, elevating the client’s vision, and embedding sustainability from the very beginning.

With sustainability and technology shaping the future of architecture, how do you integrate energy efficiency, smart systems, and environmentally conscious materials into your projects without compromising aesthetics?

At ARK, sustainability is at the heart of our design approach. From the earliest sketches, we consider how a building can harness natural light, optimize ventilation, and conserve water — reducing energy loads even before integrating technology. Technology then becomes an enabler: smart systems, energy-efficient façades, rainwater harvesting, solar integration, and efficient glass are woven subtly into the design.

Aesthetics are never compromised; eco-friendly, local materials often enhance cultural richness and authenticity. The most successful sustainable buildings are those where users don’t have to “think green” — living responsibly feels effortless. As awareness of climate change grows, we see it as both our responsibility and opportunity to make sustainability the standard, not the exception.

Looking back at your career, what has been one of the most challenging projects you’ve worked on, and what did it teach you about resilience and design problem-solving?

Some of the most challenging projects, in my experience, have been brownfield developments — projects where the structure already exists or has been designed for an entirely different use, and we are tasked with reimagining it for today’s needs and user expectations.

In such cases, you’re not starting with a blank canvas. You’re working within a set of parameters — structural limitations, spatial constraints, existing materials — and yet, you have to find creative ways to breathe new life into the space. It demands a deep understanding of both design and engineering, as well as the ability to adapt and innovate within boundaries.

Projects like Hotel Marine Plaza, Bharat Diamond Bourse are good examples. Each required an intensive level of involvement, detailed coordination, and a strong problem-solving approach to align the old with the new.

While greenfield projects give you complete freedom, brownfield ones truly test your creativity, resilience, and ability to think on your feet. They can be incredibly demanding — but also equally exciting, depending on how you choose to tackle them.

Having worked on projects across India and abroad, how do you tailor your design language to diverse cultural and urban contexts while maintaining your distinct architectural identity?

Designing across India and abroad requires a delicate balance between contextual sensitivity and architectural identity. Every place has its own rhythm, culture, and history, and our work seeks to reflect that in a meaningful way.

When designing hotels in Ahmedabad, Rajasthan, or resorts in Nepal, for instance, it’s important that visitors experience a sense of the region — whether through local materials, artisanal craftsmanship, traditional motifs, or spatial layouts that respond to climate and lifestyle. These elements allow a project to feel authentic to its location while remaining part of ARK Reza Kabul Architects’ signature design language, which values liberating spaces, thoughtful proportions, and timeless aesthetics. Ultimately, the goal is that every building tells a story: it honours its surroundings, delights those who experience it, and remains unmistakably part of our architectural identity, no matter where in the world it stands.

What excites you most about the future of architecture in India, and where do you see ARK Reza Kabul Architects shaping the conversation in the next decade?

The future of architecture in India is incredibly dynamic. With rapid urbanization, evolving technologies, and a growing emphasis on sustainable, human-centric design, we’re at a turning point where architecture is not just about creating spaces — it’s about shaping experiences and communities.

At ARK Reza Kabul Architects, we’ve always believed in a multidisciplinary approach. Our practice spans architecture, interiors, and master planning, and we’re now focused on evolving into a complete one-stop solution — integrating MEP, structural design, and Project Management Consultancy (PMC) under one roof. This holistic model allows for seamless coordination, innovation, and efficiency across every stage of design and construction. We’ve already begun expanding our global footprint, with an office in San Francisco, USA, and ongoing projects in Thailand, Kathmandu, Africa, South America, and Sri Lanka. The vision is to position ARK as one of the first Indian firms to truly go global — not just through projects, but through a multidisciplinary design ecosystem that rivals international standards. While many global firms are entering India, we aspire to lead the movement outward — showcasing the strength, creativity, and capability of Indian architects on the world stage. That, to me, is the most exciting part of the future — building not just cities, but legacies that connect India to the world.

What advice would you give to young designers entering the industry today?

To young entrepreneurs I say, never believe you know everything, because growth begins the moment you admit you don’t. The same applies to architecture.

Architecture is not just a profession — it’s a responsibility and a privilege. As designers, we have the unique ability to shape how people live, interact, and experience the world around them. Every space we create can influence lifestyles, moods, and even ways of thinking. In that sense, you’re not just designing buildings; you’re contributing to society in a meaningful way.

My advice to young designers is to keep working hard, remain curious, and embrace every challenge. The journey will be demanding, but the impact you make — improving lives, creating inspiring spaces, and shaping communities — is deeply rewarding. Remember, the work you do today can leave a lasting imprint on how people live tomorrow. Approach it with passion, humility, and commitment, because that’s where true growth — and lasting architecture — comes from.

One Marina, Mumbai

Spanning 1.5 million sq. ft. and currently under construction, One Marina—a residential project by Sheth Creators, with ARK Reza Kabul Architects overseeing architecture, planning, and landscape design—soars 74 storeys above Mumbai, redefining luxury living through panoramic sea views and elegantly crafted residences ranging from 2 to 5 BHK apartments.

Designed with warm shell interiors, branded fittings, and world-class amenities—including a Sky Lounge and Sky Gym on the upper levels—the tower blends elegance with innovation. A fully glazed façade, high-speed lifts, and sustainable features complete this architectural landmark on Mumbai’s skyline.

The first habitable floor begins at 120 feet above sea level, offering unparalleled privacy and breathtaking vistas from every home. Amenities are spread across the Ground and E-deck levels, featuring an infinity pool, modern fitness center, and leisure zones, while eight podiums and two basement levels ensure ample parking.

The design philosophy focuses on maximizing sea views— with every apartment oriented toward the ocean, eliminating rear-facing units entirely.

One Marina exemplifies the integration of technology and refined design. High-energy glass enhances thermal efficiency while maintaining expansive views, high-speed elevators travel at 5 meters per second for seamless vertical movement, and an advanced duct system optimizes building services. The façade’s sleek glazed surfaces, metal accents, and textured Moldau-pattern concrete panels add depth and sophistication—creating a visually compelling, energy-efficient structure built for the future.

Narmada, GIFT City Gandhinagar

Located in the GIFT City of Gandhinagar, this 8,20,000 sq.ft. mixed-use development for the Kaavyaratna Group stands as a striking architectural statement in the city’s evolving skyline. Rising 120 meters high, the structure comprises three basements, a ground floor, and 29 upper floors, thoughtfully designed to balance functionality with aesthetic clarity. Set on a distinctive corner plot at the junction of two bustling roads, the structure is a composite of MS steel and concrete that commands attention with its prominent urban presence. A grand triple-height entrance lobby creates an impressive sense of arrival, leading visitors to the ground and first floors, which feature vibrant retail spaces and a restaurant that animates the street edge and invites community interaction. Above, the tower is dedicated to commercial office spaces, designed to meet contemporary workplace demands, while the top two floors house elegant studio apartments offering sweeping city views. Currently under construction, the project already showcases a bold interplay of terraces at varying levels and a refined linear façade that lends depth and rhythm to its form. When completed, this development is poised to become an iconic landmark within GIFT City, embodying the spirit of modern architecture and progressive urban growth.

Taj Skyline Hotel, Ahmedabad

Located in Ahmedabad, Gujarat, this 320-key hospitality project seamlessly blends Indian cultural influences with a modern design sensibility. Conceived and executed by ARK, encompassing architecture, interiors, and planning, the development embodies a fine balance of innovation, tradition, and contemporary elegance. Drawing inspiration from local art and regional craftsmanship, the design creates a warm and inviting atmosphere for guests.

At the entrance, the use of Italian marble in varied forms and patterns, complemented by a waterfall feature and sculpture, establishes a grand and captivating arrival experience. The guest rooms carry a subtle peacock-inspired theme—vibrant, graceful, and full of character—reflecting both cultural richness and refined aesthetics.

The Taj Hotels brand has always celebrated the essence of Indian culture, and this project continues that legacy by integrating elements that capture Indian heritage and the spirit of Gujarat. The design takes inspiration from the Indian Peacock (Pavo Cristatus)—the national bird of India, symbolizing grace, beauty, joy, and love. Its majestic colours and elegant form are subtly expressed throughout the interiors, influencing the palette, materials, and detailing across the spaces.

Upon entering the hotel, guests experience a seamless spatial flow designed to be both inviting and memorable. The double-height lobby and reception area evoke grandeur and elegance, enriched with touches of Indian artistry. The use of bronze mirrors enhances spatial perception and warmth, while traditional elements such as moulding and leafing on shop frontages add a refined cultural layer. The vibrant hues of the peacock are reflected in upholstery, wall coverings, cushions, and frames, creating a cohesive and luxurious ambience. The addition of metal inlays and strips, used in varied scales and compositions, further enhances richness and visual texture. T

he restaurant design embraces a contemporary tone with local references, featuring framed imagery of Gujarat’s ancient monuments that lend a regional identity. The specialty restaurant draws from its Asian￾inspired cuisine, with interiors featuring bird and leaf motifs on pastel backgrounds, complemented by curated artefacts that elevate the dining experience.

Each 40 sq.m guest room is designed to offer luxury, comfort, and tranquillity, ensuring guests feel relaxed and connected to the environment. The hotel also promotes local artistry, offering spaces for regional artists to showcase their work, allowing visitors to experience Gujarat’s creative heritage. Notable art installations include a Garba-inspired piece at the drop-off area, celebrating the local dance form, and a hand-embroidered peacock sculpture in the lobby, serving as the project’s artistic centerpiece and a tribute to India’s cultural beauty.

Westin Resort, Nashik

Currently under construction, The Westin Resort by Samrat Group—a distinguished Marriott International brand property—is nestled on the serene banks opposite Sula Vineyards, occupying an untouched stretch of land overlooking a picturesque dam. The site’s dramatic, steep contour shaped the core architectural concept: a resort that steps down naturally along the terrain, merging seamlessly with the surrounding greenery. Once complete, the structure will appear to emerge organically from the mountain, blending effortlessly with its environment.

The resort spans 200 keys and features banqueting facilities, two specialty restaurants, and a dedicated wellness zone, each designed to evoke tranquility and understated luxury. A distinctive wine concept, inspired by the region’s famed vineyards, adds a unique experiential dimension for guests.

Every room is strategically oriented to capture uninterrupted views of the dam, ensuring guests enjoy a direct connection to nature. The staggered layout, with no shared walls, enhances privacy and acoustic comfort, while each unit opens on three sides to maximize natural light and ventilation. Even the bathtubs face the view, reinforcing an immersive sense of place.

Designed in alignment with Westin’s global brand standards, the project fulfills the client’s vision of creating a resort that is visually harmonious, environmentally sensitive, and unobtrusive—a retreat that celebrates its context rather than competes with it.

The Fern Sattva Resort, Little Rann of Kutch

Located amidst the captivating landscapes of the Little Rann of Kutch, The Fern Sattva Resort is a 47-key property designed for the Kotecha Group, with architecture, interiors, and planning by ARK. The completed resort spans 5.81 acres and is envisioned as an oasis that blends seamlessly into the desert terrain, reflecting both the raw beauty of its natural surroundings and the timeless elegance of Moroccan architecture. Drawing inspiration from the region’s flora, fauna, and cultural essence, the design integrates traditional motifs with a young, contemporary aesthetic to create an atmosphere of warmth and tranquility.

The architecture celebrates the rich detailing and craftsmanship synonymous with Moroccan design—a fusion of North African, Mediterranean, and Islamic influences—expressed through the use of neutral desert tones such as sand, taupe, beige, and white. These soothing hues are enhanced by carved wooden elements, traditional trellises, and metal lamps in brass and copper shades, creating an ambiance that is both refined and rooted in place. The resort features 58 beautifully designed accommodations, including cottages, villas, and suites, each offering privacy and a close connection to nature. Amenities such as a multi￾cuisine restaurant, banquet hall, spa, and swimming pool are thoughtfully positioned around an artificially created waterbody, transforming the property into a true oasis in the desert.

The design vision aimed to bring together two worlds—the rustic charm of the Kutch desert and the ornate elegance of Moroccan architecture—to create a resort that stands as a symbol of understated luxury. One of the key challenges was to design structures that maintained individual privacy while staying interconnected within the overall layout. Sustainability was central to the project, with an emphasis on using locally sourced materials, low-maintenance finishes, and cost-effective construction methods suited to the remote location. Through its seamless blend of cultural sensitivity, environmental responsiveness, and design sophistication, The Fern Sattva Resort emerges as a sanctuary that captures the essence of place while offering a luxurious retreat in harmony with nature.

Krishna Curve, Mumbai

Krishna Curve is a contemporary commercial and retail development designed as a ground plus eight-storey structure by Krishna Chem. The project houses retail spaces from the lower ground up to the second floor, while the upper levels accommodate restaurants, a gym, and an exclusive sunset bar offering panoramic views. What makes this development distinctive is that it is the first project in the region to extend retail spaces up to the eighth floor — an innovative approach that maximizes the site’s development potential despite existing height constraints.

The site occupies a unique location at a four￾road junction in Mumbai, creating a dynamic urban context with visibility from all directions. This presented an interesting design challenge, as there was no single identifiable front façade. The architectural solution was to give the building a fluid and responsive form, ensuring that from every approach, visitors experience a clear and inviting frontage.

Architecturally, Krishna Curve expresses a modern and refined design language through its sleek glass façade. The integration of digital screens, lighting features, and automation systems enhances its contemporary character and transforms the structure into a vibrant urban landmark, particularly after dusk. The project embodies a balance of design innovation, contextual sensitivity, and commercial functionality, setting a new benchmark for vertical retail developments in the region.

Nakshatra Regalia II, GIFT City Gandhinagar

Nakshatra Regalia II, a 9,00,000 sq. ft. mixed￾use development by Nakshatra MLCP, is currently under construction in GIFT City, Gandhinagar. Rising to an impressive height of 120 metres, the project is envisioned as a dynamic urban hub that seamlessly integrates premium office spaces, retail outlets, and a Michelin-star restaurant within a contemporary architectural framework. Designed with ARK’s expertise in architecture and planning, the development comprises two interlinked wings connected by a striking central globe—an iconic feature that serves as both a visual centerpiece and a functional space housing the signature restaurant.

Originally conceptualized as a single tower, the design evolved into a dual-wing configuration to accommodate varied office sizes ranging from 500 to 5,000 sq. ft., enhancing spatial flexibility and efficiency. The structure features six levels of parking—spread across underground and podium levels—to meet both saleable and regulatory requirements. The podium hosts a mix of retail zones and public spaces, fostering a lively, people-centric environment, while upper levels house banquet facilities, a spa, kitchen, and games room, enriching the overall user experience.

One of the project’s defining engineering feats is the elevated globe structure, supported through an advanced structural system that seamlessly integrates with the building’s form. Achieving its complex geometry required meticulous coordination and precision, resulting in a landmark feature that embodies innovation and elegance. The project also includes a five-level basement—an example of efficient subterranean planning that accommodates extensive parking and government facilities without compromising structural integrity.

A refined material palette dominated by glass and metal gives the development a sleek, modern aesthetic, while perforated mesh enhances the podium levels to ensure ventilation and visual lightness. Muted tones across the façade lend timeless sophistication, and the design carefully balances daylight, privacy, and ventilation. With its bold vision, intelligent planning, and strong sense of identity, Nakshatra Regalia II redefines the idea of contemporary workplace and lifestyle design, standing as a benchmark for integrated urban development in GIFT City.
